Has spray foam put your sale or mortgage at risk?
We inspect first, explain the options, remove where required, restore ventilation and document the work — so surveyors, buyers and lenders have what they need.
- Selling and the buyer's surveyor has flagged it
- Remortgaging or releasing equity
- Roof timbers can't be inspected through the foam
- Open cell or closed cell — unsure which you have

Why spray foam causes problems.
Lenders are cautious because foam can restrict roof timber ventilation, hide defects, and make it harder for surveyors to inspect the roof. Some products age differently to others. Acceptance depends on the lender, surveyor and product — we won't promise otherwise.
- • Restricted timber ventilation and trapped moisture risk
- • Inability to inspect rafters, battens or membrane
- • Lender caution on resale and refinance
- • Open cell vs closed cell uncertainty

Will my lender accept the work?+
We can't speak for any lender. We provide the photo record and written summary that surveyors typically want to see — many of our customers have successfully sold or remortgaged after removal.
How long does removal take?+
Most domestic lofts take 1–3 days depending on coverage, foam type and access. We'll confirm after the inspection.
Do I need to move out?+
No. We protect the access area and minimise disruption. Pets and young children should ideally be elsewhere during the working hours.
Open cell or closed cell — does it matter?+
Yes, it affects removal method and the look of finished timbers. We identify the product as part of the inspection.
